Short answer

A Loan Estimate is a standardized disclosure showing estimated terms and costs for the mortgage requested. It is not an approval, commitment to lend, or automatic rate lock.

Detailed explanation

A Loan Estimate is a standardized disclosure showing estimated terms and costs for the mortgage requested. It is not an approval, commitment to lend, or automatic rate lock.

Page 1 states whether the interest rate is locked and when the lock expires. If the rate is not locked, the rate, points, or lender credits may change. Some Loan Estimates are issued with a rate lock and others are not.

What this means for you

Confirm the lock status and compare the loan terms, projected payments, costs, credits, and cash to close with other offers for the same scenario.
