Mortgage Advisory Experience and Role Boundaries

Mortgage Advisory Scope: References to “mortgage advisor,” “mortgage advisory” or the “Imperium Mortgage Advisory Experience” describe mortgage education, scenario modeling and residential mortgage-origination services provided by or under the supervision of appropriately licensed mortgage loan originators. These services do not include investment, tax, legal, accounting, insurance, real-estate brokerage or comprehensive financial-planning advice.

Imperium Mortgage LLC is a licensed mortgage broker. Imperium delivers a Mortgage Advisory Experience through educational mortgage-planning content, scenario modeling, explanations of available mortgage programs and tradeoffs, and individual review by licensed mortgage loan originators.

A licensed mortgage loan originator serving as a mortgage advisor may perform regulated mortgage activity only within the individual’s current licensed or authorized scope. Eligibility review, transaction-specific pricing, prequalification, preapproval, application support, and loan-origination activity must be handled by an appropriately licensed mortgage loan originator.

Website calculators, planning tools, readiness checks, knowledge-base search, and scenario models are tools—not advisors. Imperium Mortgage may contact users by phone, email, or text message when a user submits a form, requests contact, begins a scenario review, starts a rate-watch request, asks for loan information, submits a referral or partner inquiry, or begins an application path.

General website browsing, calculator use, or interaction with modeling tools does not by itself authorize automated marketing calls or marketing text messages.

Where required, Imperium Mortgage will request separate affirmative consent before sending automated calls, prerecorded calls, artificial-voice calls, or marketing text messages.

If a form includes a communications consent checkbox, the checkbox will be unchecked by default and will clearly explain the type of communication authorized. Consent is not required to purchase goods or services.

Consumers are not required to use any particular real estate agent, title company, settlement agent, attorney, insurance provider, lender, or other settlement-service provider as a condition of working with Imperium Mortgage, except where a provider is required by law, investor guideline, or underwriting requirement.

Imperium Mortgage may broker loans through wholesale lenders, investors, or other funding channels. Wholesale access does not guarantee approval, the lowest available rate, a specific lender, or a specific loan structure.

Files cannot be formally assigned for underwriting review until the required application, credit authorization where applicable, and supporting documentation have been completed through the appropriate secure channel.

Final eligibility, pricing, fees, credits, conditions, and approval depend on full application review, verified borrower information, verified property information, lender or investor guidelines, applicable law, and underwriting.

Government Programs

Government-Backed Loan Disclosures

FHA, VA, USDA, and other government-backed loan programs are subject to agency guidelines, lender overlays, property eligibility, borrower eligibility, occupancy rules, funding fees, mortgage insurance, guarantee fees, geographic restrictions, income limits where applicable, and underwriting review.

Reverse Mortgages
