Who may be eligible for a VA-backed purchase loan?

Eligibility depends on VA service requirements and an acceptable Certificate of Eligibility. A lender must also review credit, income, occupancy, property, and program requirements.

Does VA eligibility guarantee loan approval?

No. The VA benefit and a Certificate of Eligibility do not guarantee approval. The lender must complete underwriting and the property must meet applicable requirements.

Is a down payment always required?

Some eligible borrowers may be able to purchase without a down payment, but entitlement, purchase price, prior VA usage, lender requirements, and the complete file determine the available structure.

What is a Certificate of Eligibility?

A COE is the VA record used to confirm qualifying service and available entitlement. It is an input to review, not a loan approval.

Can Imperium help retrieve a COE?

Can I use the benefit more than once?

Potentially. Reuse depends on the status of prior VA loans, restoration rules, remaining entitlement, and the complete transaction.

Can I have more than one VA loan?

Some borrowers may have remaining entitlement while another VA loan is outstanding. This requires an individual review; this page does not calculate a dollar entitlement amount.

What if a previous VA-financed home was sold?

Entitlement may be eligible for restoration after the prior loan is paid off, but the correct path depends on the COE and the facts of the prior transaction.

What if a prior VA loan involved a foreclosure or short sale?

Entitlement may be affected. A licensed review of the COE and prior-loan outcome is needed before making any purchase assumptions.

Is a VA funding fee always charged?

Funding-fee treatment depends on the transaction and whether the borrower qualifies for an exemption. The official COE and loan file control.

Can seller concessions be used?

VA rules permit certain seller-paid costs and concessions within program limits. The contract and complete loan structure must be reviewed.

Are VA loans only for first-time homebuyers?

No. VA-backed purchase loans are not limited to first-time buyers, but occupancy and all other program requirements still apply.

Can a VA loan be used for an investment property?

A VA-backed purchase loan generally requires the eligible borrower to occupy the home as a primary residence. Discuss any multi-unit or later-rental plan with a licensed professional.
