This Privacy Policy applies to information collected through Imperium Mortgage's public website and related online intake experiences. It supplements, and does not replace, any financial privacy notice, credit authorization, application disclosure, Loan Estimate, Closing Disclosure, state-required notice, or other document provided in connection with a formal mortgage application or transaction.

1. Information We Collect

Imperium Mortgage may collect information that users voluntarily provide, information generated through website interaction, and information received from service providers or business contacts when needed to respond to a request.

Information users may provide includes: name, email address, phone number, preferred contact method, property state, property use or occupancy, loan purpose, mortgage intent (purchase, refinance, home-equity, rate-watch, investment, renovation, reverse mortgage, or other), estimated property value, estimated purchase price, estimated down payment, estimated loan amount, estimated current loan balance, estimated cash-out request, employment or income route (such as W-2, self-employed, 1099, bank-statement, DSCR, or other documentation path), referral source, partner or professional relationship details, message content submitted through website forms, and consent selections, checkbox status, date/time stamps, and related form-submission context.

Information collected automatically may include: pages visited, buttons clicked, forms started or submitted, calculator or scenario tool used, general device and browser information, IP address, approximate location inferred from browser or network data, referral source, campaign parameters, UTM parameters, cookie identifiers, analytics event data, and general interaction history with website tools.

Information may also be received from: referral partners, if a user was referred to Imperium Mortgage; real estate professionals, financial professionals, attorneys, CPAs, or other business contacts when a user authorizes or expects the referral; mortgage lenders, investors, credit providers, technology providers, application providers, communication providers, document providers, or compliance vendors when needed to process a request or application; and public records or other lawful sources where appropriate for mortgage-related business purposes.

Imperium Mortgage does not pull a consumer credit report based solely on general website browsing, calculator use, or ordinary contact-form submission. Credit reports are obtained only with a permissible purpose and appropriate authorization through the applicable application or credit-review process.

2. Sensitive Information and Secure Submission

Users should not submit full Social Security numbers, bank credentials, tax returns, bank statements, account numbers, sensitive identity documents, full financial records, or non-requested personal records through general website forms.

Formal mortgage applications, credit authorization, underwriting documents, income documentation, asset documentation, identity documents, and other sensitive records should be submitted only through the secure application or document path provided by Imperium Mortgage.

If sensitive information is submitted through a general website form by mistake, Imperium Mortgage may use, route, delete, archive, or protect that information in accordance with business needs, compliance obligations, security procedures, and applicable law.

3. How We Use Information

Imperium Mortgage uses collected information for mortgage-related, operational, compliance, security, and communication purposes. These purposes may include:

  • Responding to borrower inquiries.
  • Responding to partner, referral, realtor, CPA, attorney, planner, or loan-originator inquiries.
  • Evaluating requested mortgage scenarios.
  • Routing inquiries to the appropriate licensed mortgage professional.
  • Preparing purchase, refinance, home-equity, reverse mortgage, renovation, DSCR, Non-QM, government-backed, or other mortgage-path discussions.
  • Creating or updating internal lead records.
  • Preserving lead-source and attribution context.
  • Providing rate-watch or scenario-review support.
  • Sending requested information.
  • Scheduling consultations.
  • Supporting application handoff when a user chooses to proceed.
  • Maintaining business records.
  • Detecting spam, fraud, abuse, or unauthorized activity.
  • Improving website performance and user experience.
  • Testing website forms, calculators, and tools.
  • Complying with licensing, recordkeeping, regulatory, legal, audit, and investor requirements.
  • Protecting the rights, safety, security, and operations of Imperium Mortgage, users, service providers, and others.

  • Email, phone, text-message, scheduling, and communications providers.
  • Compliance, audit, legal, accounting, cybersecurity, quality-control, or recordkeeping providers.
  • Referral partners or business contacts when the user requests, authorizes, or expects that coordination.
  • Government agencies, regulators, law enforcement, courts, or other parties when required or permitted by law.
  • Successor entities in connection with a merger, acquisition, reorganization, financing, sale of assets, or similar business transaction.

Imperium Mortgage does not sell submitted contact information to unrelated third-party marketers for their own independent marketing.

Imperium Mortgage does not knowingly share full mortgage application documents, full Social Security numbers, bank credentials, tax returns, or sensitive underwriting documents with advertising platforms.

If Imperium Mortgage uses advertising pixels, retargeting tools, conversion APIs, or third-party advertising analytics, those tools are configured to avoid transmitting sensitive mortgage application information or nonpublic personal information. 5. Service Providers and Vendor Systems

Imperium Mortgage uses service providers to support website hosting, form intake, database management, CRM routing, secure application intake, loan origination, document handling, analytics, communications, security, compliance, and business operations.

Service providers may process information on Imperium Mortgage's behalf only as needed to provide services, support business operations, comply with legal requirements, maintain security, or fulfill the user's request.

Imperium Mortgage expects service providers that handle customer information to maintain appropriate administrative, technical, and physical safeguards and to use information only as permitted by contract, law, and applicable business purpose.

No website, vendor system, email, form, CRM, database, or transmission method can be guaranteed to be completely secure. Users should avoid submitting sensitive documents or credentials through general website forms or ordinary email unless specifically instructed to use a secure channel.

6. Cookies, Analytics, Attribution, and Tracking

This website may use cookies, local storage, analytics tools, embedded maps, campaign parameters, referral parameters, form analytics, and similar technologies.

These technologies may be used to: operate the website, remember site preferences, understand page performance, measure calculator and form usage, preserve lead-source attribution, identify broken pages or technical errors, improve website usability, understand which pages, campaigns, or referral sources led to an inquiry, protect against fraud, spam, and misuse, and support marketing measurement where permitted.

Lead attribution may include: page visited, button clicked, form submitted, calculator used, campaign source, referral source, UTM parameters, approximate timestamp, general device or browser information, and interaction context.

Users can manage cookies through browser settings. Blocking cookies may affect analytics, attribution, embedded maps, interactive tools, or form behavior, but core public website content should remain reasonably accessible where possible.

Formal mortgage applications are handled through a secure third-party application platform (currently LendingPad). Internal intake and service-provider systems support form routing and record-keeping; Imperium Mortgage does not intentionally transmit sensitive mortgage application information, full Social Security numbers, bank credentials, tax returns, bank statements, or underwriting documents to advertising platforms.

7. Communications: Calls, Texts, and Emails

Imperium Mortgage may contact users by phone, email, or text message when a user submits a form, requests contact, begins a scenario review, starts a rate-watch request, asks for loan information, submits a referral or partner inquiry, or begins an application path.

General website browsing, calculator use, or interaction with modeling tools does not by itself authorize automated marketing calls or marketing text messages.

Where required, Imperium Mortgage will request separate affirmative consent before sending automated calls, prerecorded calls, artificial-voice calls, or marketing text messages.

If a form includes a communications consent checkbox, the checkbox is unchecked by default and clearly explains the type of communication authorized. Consent is not required to purchase goods or services.

Form consent language: “By checking this box and submitting this form, I authorize Imperium Mortgage LLC, NMLS ID #1900572, to contact me about my inquiry at the phone number and email address I provided, including by call, text message, or email. Calls or texts may use automated technology where permitted by law. Consent is not required to purchase goods or services. Message and data rates may apply. Reply STOP to opt out of text messages or HELP for help.”

Users may opt out of marketing emails by using the unsubscribe link provided in marketing emails, where applicable.

Users may opt out of text messages by replying STOP, where SMS is active. Users may request help by replying HELP, where SMS is active.

Operational, transactional, application-related, compliance-related, or service-related communications may still be sent where permitted by law.

8. Children's Privacy

Imperium Mortgage's website and mortgage services are intended for adults and are not directed to children under 13.

Imperium Mortgage does not knowingly collect personal information from children under 13 through this website.

If Imperium Mortgage learns that it has collected personal information from a child under 13 through the public website without appropriate consent, it will take reasonable steps to delete the information or handle it as required by law.

Parents or guardians who believe a child has submitted information through this website may contact Imperium Mortgage using the privacy contact listed in this policy.

9. Information Retention

Imperium Mortgage retains information for as long as reasonably necessary to fulfill the purposes described in this Privacy Policy, respond to inquiries, maintain business records, support mortgage operations, comply with legal and regulatory obligations, resolve disputes, preserve security, and enforce agreements.

Retention periods may vary depending on: the type of information, whether the user submitted a general inquiry or began a formal application, mortgage recordkeeping requirements, licensing requirements, investor or lender requirements, legal, audit, litigation, or compliance needs, security and fraud-prevention needs, and business operational requirements.

When information is no longer reasonably needed, Imperium Mortgage may delete, de-identify, archive, or retain it as permitted or required by law and internal recordkeeping procedures.

10. Information Security

Imperium Mortgage maintains administrative, technical, and physical safeguards intended to protect customer information.

Safeguards may include access controls, user permissions, authentication procedures, vendor oversight, secure application paths, data minimization, employee training, recordkeeping controls, incident-response procedures, and other measures appropriate to the nature of the information.

Users should help protect their information by avoiding submission of sensitive documents through general website forms, using secure application/document channels when provided, and contacting Imperium Mortgage directly if they suspect unauthorized use of their information.

No security system is perfect. Imperium Mortgage cannot guarantee that unauthorized access, loss, misuse, disclosure, alteration, or destruction will never occur.

11. Consumer Privacy Choices and Requests

Depending on applicable law and the nature of the information, users may request to: confirm whether Imperium Mortgage maintains certain personal information; access certain personal information; correct inaccurate information; delete certain information, where deletion is legally available; request a copy of certain information; limit certain information sharing, where applicable; opt out of certain marketing communications; opt out of certain text messages, where SMS is active; and ask questions about privacy practices.

Imperium Mortgage may need to verify the identity of the requester before responding to a privacy request.

Some information may be retained or exempt from deletion because of mortgage recordkeeping requirements, legal obligations, fraud prevention, security needs, dispute resolution, application processing, compliance obligations, or other permitted purposes.

Submitting a privacy request does not automatically cancel an active mortgage application, contractual obligation, regulatory recordkeeping requirement, or legally required communication.

12. State Privacy Rights

Some state privacy laws may provide residents with rights to access, correct, delete, obtain a copy of, or opt out of certain uses of personal information. These rights may depend on the user's state of residence, the type of information, the size or activity of the business, and whether the information is subject to financial privacy laws such as the Gramm-Leach-Bliley Act.

Imperium Mortgage will respond to applicable state privacy requests as required by law.

Where state privacy laws do not apply because of a financial-institution exemption, GLBA-covered data exemption, mortgage recordkeeping requirement, or other legal exemption, Imperium Mortgage may still respond to reasonable privacy inquiries when feasible and appropriate.

Maryland: Maryland residents may have privacy rights under the Maryland Online Data Privacy Act where applicable. Certain financial institutions, affiliates, or data subject to Title V of the Gramm-Leach-Bliley Act may be exempt.

Texas: Texas residents may have privacy rights under the Texas Data Privacy and Security Act where applicable. Certain businesses and certain GLBA-regulated financial institutions or GLBA-covered data may be exempt.

Virginia: Virginia residents may have privacy rights under the Virginia Consumer Data Protection Act where applicable. Virginia law includes exemptions for financial institutions or data subject to Title V of the Gramm-Leach-Bliley Act.

Florida: Florida residents may have privacy rights under the Florida Digital Bill of Rights where applicable. Applicability may depend on statutory thresholds and exemptions.

Other States: Imperium Mortgage will evaluate privacy requests from residents of other states based on applicable law, the type of information involved, and mortgage-related recordkeeping or compliance obligations.

13. Sale or Sharing of Personal Information

Imperium Mortgage does not sell submitted contact information, mortgage inquiry information, or application information to unrelated third-party marketers for their own independent marketing.

Imperium Mortgage does not knowingly sell or share full mortgage application files, Social Security numbers, bank credentials, tax returns, bank statements, identity documents, or underwriting documents for cross-context behavioral advertising.

Imperium Mortgage may share information with service providers, mortgage lenders, investors, licensed mortgage professionals, application providers, CRM providers, analytics providers, communication providers, compliance vendors, legal advisors, and other parties as described in this Privacy Policy.

If Imperium Mortgage later engages in data practices that constitute a “sale,” “sharing,” targeted advertising, or similar activity under an applicable privacy law, Imperium Mortgage will update this Privacy Policy and provide any required notice, opt-out mechanism, or consent mechanism.

14. Financial Privacy and Nonpublic Personal Information

In connection with mortgage-related services, Imperium Mortgage may receive nonpublic personal information about consumers. This may include information provided by the consumer, information resulting from a transaction or requested service, or information obtained from other sources in connection with mortgage services.

Imperium Mortgage may share nonpublic personal information as permitted or required by law, including with service providers, mortgage lenders, investors, settlement-service providers, credit providers, compliance vendors, regulators, and other parties needed to process, service, review, or respond to a mortgage inquiry or application.

Imperium Mortgage does not disclose nonpublic personal information to nonaffiliated third parties except as permitted by law, authorized by the consumer, or described in applicable privacy notices.

Consumers may receive additional financial privacy notices in connection with a formal mortgage application or transaction.

15. Referral Partners and Business Contacts

If a user is referred to Imperium Mortgage by a real estate professional, builder, CPA, attorney, financial planner, insurance professional, settlement-service provider, or other business contact, Imperium Mortgage may receive referral context and contact information from that source.

Imperium Mortgage may also share limited status or coordination information with a referral source when the user requests, authorizes, or reasonably expects that coordination, or where sharing is otherwise permitted by law.

Imperium Mortgage does not sell mortgage inquiry information to referral partners for unrelated third-party marketing.

Consumers are not required to use any particular settlement-service provider as a condition of working with Imperium Mortgage, except where a provider is required by law, investor guideline, or underwriting requirement.

17. Updates to This Privacy Policy

Imperium Mortgage may update this Privacy Policy at any time to reflect changes in website functionality, mortgage operations, privacy practices, service providers, communications programs, analytics tools, legal requirements, licensing, or business operations.

The effective date at the top of this page is updated when material changes are made.

Continued use of the website after updates are posted means the user acknowledges the updated Privacy Policy, subject to applicable law.
